Hello from Croatia, might join the club

Hello all from Croatia.
First off I'm hoping I'm not braking any rules by asking for help here. If I am, moderators please move/remove the post.
Bottom line, I'm looking to buy my first motorcycle. Due to restricted budget and my height (1.93 cm) not many to choose from. XT660Z is one I'm considering and that I like.
I've started negotiation with a certain seller about 2009 blue XT660Z with 70,000 KM on the clock, all three original Yamaha aluminium cases, Yama tank bag, Yama centre stand and handguards, automatic chain lubrication and taller Givi windscreen.
My biggest concern is that it has 70,000 KM. What should be replaced soon? According to the seller at the start of each season he did regular maintenance. Do I need to change springs on suspension soon, or full suspension change (this is pricey, this worries me the most). I'm ok with buying new tyres, changing oil and air filters, all fluids, and if needed chain and sprocket.
Bike has some scratches like it was lied on the side, but does not appear to have been crashed.
Dealer is asking 4400�, I'm looking to bring the price below 4,000�. What is fair price anyway (not just supply and demand)?

Thanks in advance for all the help, who better to ask than xt660 community. I do not have experience about motorcycle and I have very few people I know who are into them.So I try to get as much info from the Internet I can. Again, hope I'm not braking any rules.
